We provide streamlined listing services, hands-off day-to-day operations (including guest communication, booking coordination, maintenance requests, and issue resolution), performance tracking and analytics, maintenance coordination, and housekeeping services. Our platform simplifies the entire process, from listing a property to tracking its performance, so property owners can focus on what matters most to them. These terms apply to all users of our platform, including property owners, property managers, and other users of our services.

General Terms of Service

1. Eligibility

You must be at least 18 years old or have legal capacity under applicable law to use the Service. By using our platform, you represent and warrant that you meet these requirements and that you have the authority to enter into these Terms.

2. Accounts and User Registration

You are responsible for maintaining the confidentiality of your account credentials and all activities under your account. You agree to:

  • Provide accurate, current, and complete information during registration
  • Maintain and update your account information to keep it accurate
  • Immediately notify us of any unauthorized use of your account or breach of security
  • Accept responsibility for all activities under your account
  • Ensure your account information does not violate any laws or rights of third parties

Our total liability is limited to the amount you paid us in the 12 months preceding the claim, or $100, whichever is greater.

7. Termination

We may suspend or terminate access to the Service if these Terms are violated, or for any other reason at our sole discretion. You may also terminate your account at any time by contacting us or using account deletion features where available. Upon termination, your right to use the Service will immediately cease, but provisions that by their nature should survive will remain in effect.

8. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria, without prejudice to mandatory consumer protection laws in other jurisdictions. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of Nigerian courts, unless you are a consumer and mandatory consumer protection laws require otherwise.

  • Hands-Off Day-to-Day Operations: We take care of guest communication, booking coordination, maintenance requests, and issue resolution
  • Maintenance Coordination: We handle repair requests and coordinate with trusted service providers to keep properties in top shape
  • Housekeeping Services: Professional cleaning and turnover support to ensure a five-star guest experience
  • Performance Tracking & Analytics: Intuitive dashboards and reports to monitor occupancy rates, booking income, operating costs, and other key metrics
  • Financial Management: Tools for tracking expenses, managing rental income, and viewing comprehensive financial reports
  • Property Manager Coordination: When applicable, we work with verified property managers who handle property management tasks under our oversight

Homelyvest provides comprehensive rental management services, including:

Property Listing Services

We handle the entire property listing process, including listing your properties on major booking platforms such as Airbnb, Booking.com, and others. We offer both self-service listing tools and assisted listing services for property owners who prefer a hands-off approach. Listings are typically processed within 24-48 hours, subject to platform requirements and verification processes.

Day-to-Day Operations

We take care of all day-to-day management tasks including guest communication, booking coordination, check-in/check-out procedures, maintenance request handling, and issue resolution. This hands-off approach allows property owners to enjoy passive income without the burden of daily management tasks.

Maintenance & Housekeeping

We handle repair requests and coordinate with trusted service providers to keep your property in top condition. We also provide professional housekeeping services, including cleaning and turnover support between guests to ensure a five-star guest experience and maintain your property's standards.

Performance Tracking & Analytics

Access intuitive dashboards and comprehensive reports to monitor key metrics including occupancy rates, booking income, operating costs, revenue trends, and property performance. All data is aggregated from our platform and third-party integrations to give you complete visibility into your rental business.

Financial Management

Comprehensive tools for tracking expenses, managing rental income, viewing financial reports, and monitoring cash flow. These tools provide valuable insights but do not constitute financial, tax, or accounting advice. We recommend consulting with financial professionals for tax and accounting matters.

Property Manager Coordination

When applicable, we work with verified property managers who handle property management tasks under our oversight and coordination. This ensures consistent service quality, standards, and accountability across all managed properties while providing property owners with a single point of contact.

Service Modifications: We reserve the right to modify, suspend, or discontinue any service with 30 days' written notice to affected property owners. Third-party platform integrations (e.g., Airbnb, Booking.com) are subject to the terms and policies of those platforms, which may change without notice.

Homelyvest provides rental management services directly to property owners. Our service delivery model:

  • Direct Service Provision: Homelyvest provides comprehensive rental management services directly to property owners through our platform and team
  • Property Manager Coordination: When property managers are involved, they operate under Homelyvest's oversight, coordination, and quality standards to ensure consistent service delivery
  • Single Point of Contact: Property owners interact primarily with Homelyvest, ensuring a streamlined experience and clear accountability
  • Service Agreements: Property owners enter into service agreements with Homelyvest for rental management services. These agreements are separate from these Terms of Service
  • Quality Assurance: We maintain oversight and quality control over all services provided, whether delivered directly by Homelyvest or through coordinated property managers
  • Dispute Resolution: Property owners should contact Homelyvest directly for any service-related issues or disputes, and we will work to resolve them promptly

12. Property Owner Responsibilities

As a property owner using Homelyvest's services, you are responsible for:

  • Providing accurate and complete information about your properties, including location, condition, amenities, features, and pricing preferences
  • Maintaining adequate insurance coverage for your properties, including property insurance and liability coverage
  • Complying with all applicable laws, regulations, and local ordinances related to property rental and short-term rentals in your jurisdiction
  • Ensuring your properties meet health, safety, and building code requirements before listing
  • Granting Homelyvest necessary access and permissions to manage your properties effectively
  • Entering into clear service agreements with Homelyvest that define scope of services, fees, and responsibilities
  • Making timely payments to Homelyvest for services rendered, as specified in your service agreement
  • Maintaining property in habitable condition and funding necessary repairs, maintenance, and property improvements as required
  • Responding to Homelyvest communications, approval requests, and information requests in a timely manner
  • Providing accurate information for tax and legal compliance purposes
  • Notifying Homelyvest of any changes to property ownership, condition, or legal status

13. Property Manager Responsibilities (When Applicable)

When property managers work with Homelyvest to deliver services to property owners, they represent and agree that:

  • They have the qualifications, licenses, certifications, and insurance required to provide property management services in their jurisdiction
  • They will provide services in a professional, competent, and lawful manner that meets Homelyvest's quality standards
  • They will comply with all applicable laws and regulations related to property management, rental operations, and guest services
  • They will maintain appropriate insurance coverage for their business activities and operations
  • They will operate under Homelyvest's oversight and coordination, following established processes and quality standards
  • They will communicate clearly and promptly with Homelyvest and property owners about services, property conditions, and any issues that arise
  • They will respect property owner preferences and decisions regarding their properties, as communicated through Homelyvest
  • They will use Homelyvest's platform tools and features responsibly and in accordance with these Terms and any applicable service agreements
  • They will not engage in fraudulent, deceptive, or unethical practices
  • They understand their relationship with Homelyvest is governed by separate agreements, and they operate under Homelyvest's coordination for service delivery to property owners

14. Third-Party Platforms and Services

Our platform integrates with third-party services, including but not limited to:

  • Booking Platforms: Airbnb, Booking.com, and other short-term rental platforms
  • Payment Processors: Services that process payments between users
  • Analytics Services: Third-party analytics and reporting tools

Important: Your use of third-party platforms is subject to their respective terms of service and policies. Homelyvest is not responsible for the availability, performance, or policies of third-party platforms. We are not liable for any issues, losses, or disputes arising from your use of third-party services.

15. Fees and Payments

Platform Fees: Homelyvest may charge fees for use of our platform services. These fees will be clearly disclosed before you use a paid service. Fees are subject to change with 30 days' notice.

Property Manager Fees: Fees charged by property managers for their services are separate from our platform fees and are negotiated directly between property owners and property managers. Homelyvest is not involved in determining or collecting property manager fees.

Payment Processing: We may facilitate payment processing between users, but we are not responsible for payment disputes between property owners and property managers. All payment-related disputes should be resolved directly between the parties.

16. Disclaimers and Limitations

Platform Disclaimer: Homelyvest provides a technology platform for connecting users. We do not:

  • Endorse, recommend, or guarantee any property manager or their services
  • Provide property management services directly
  • Verify or warrant the accuracy of all user-provided information
  • Guarantee property listing success or booking rates
  • Ensure property manager performance or service quality
  • Take responsibility for disputes between property owners and property managers

Use at Your Own Risk: You acknowledge that your use of the platform and any services obtained through the platform is at your own risk. We encourage you to conduct your own due diligence before entering into agreements with other users.

17. Verification and Background Checks

We may perform verification checks on users, including property managers, to help maintain platform quality. However:

  • Verification is not a guarantee of user quality, reliability, or suitability
  • We cannot verify all information provided by users
  • Property owners should conduct their own due diligence before selecting property managers
  • We are not liable for any issues arising from user verification or lack thereof
